Furthermore, the words "righteousness, righteous, just, justify, justified and/or justification," when used in your English Bible, are translations of the same Greek root above and still means, "cleared of all guilt." “Frustrate” means “to make void.” That is, Paul did not “make void” the grace of God. For him, Jesus’ blood took care of the guilt and penalty for all his sins or it did not. If it did, then they were taken away by the grace of God. For Paul, to add any other thing would frustrate the grace of God. Likewise, for him, to take away any thing from the blood of Jesus would also frustrate the grace of God. In other words, Paul was completely satisfied that the grace of God, utilizing the blood of Jesus, had completely dealt with the guilt and unworthiness he may have had because of his sins. Paul spent his Christian life combating the peddlers of unworthiness. He saw that our worthiness is based on the worth of Jesus' blood. You can buy your new home before you sell your old one

Buy Before You Sell. Too Risky Right? Wrong! Common Home Owner Myth: I can’t buy a “new” house without first selling my “old” one. That is the way it is supposed work…right? You can’t have a new house without getting rid of the “old” one. Not so. Take for example, the story of one of our clients. They had a house (beautiful house, worth about $600,000) and had no intention of leaving. However, one day this house in their neighborhood went on the market. You know the house. It is the one where every time you go by, you wish it was yours. Unfortunately, this house would never be for sale. Out of the blue, the unbelievable happens: the house goes up for sale. Now most would call this a stroke of luck, then it would dawn on them... “We can’t have that house. Obviously, something unforeseen as happened, and they’ll want a quick sale. Waiting for us to sell our house first, won’t be acceptable to them. I guess we are out of luck.” Luckily, this client called us to structure a safe way for him to get his dream home today, buy some time to get his “old” house sold, make both homes affordable during the marketing period, and leave him the exact same long term financing on the “new” home he otherwise would have had. Now that’s a tall order! But we did it. And, so can you! Here are 2 ways to buy a new house without selling your “old” one first. Pull the equity out of your existing house using a Home Equity Line of Credit or a 2nd mortgage. If you could snap your fingers and sell your home, this would be what you’d use to buy the “new” home anyway. So just get it out now. Now, reserve enough of this money to make your “old” house payment for 6-12 months. Your house will take this long to market and with the money set aside you won’t be tempted to take a low-ball offer. Use the remainder as down payment and get your new first mortgage to complete the purchase. When the “old” house sells, both mortgages are liquidated and you are left with one house and one mortgage…the exact same situation you’d have had if you sold your “old” home before you bought the “new” one. But you accomplished it without the wait and the missed opportunity! Another way to achieve the same result minus the “old” house payment reserve is to use an 80% first mortgage and a 20% 2nd mortgage also called 100% financing, to buy the new house. You won’t have to put any money down and when your “old” house sells, you use the proceeds to pay off the 2nd. The only difference is you don’t get any “extra” money to use to offset two house payments during the marketing period. Many of you, have existing lines of credit or other sources, so this may not be necessary. Both scenarios leave you with great permanent financing on the new house. The 80/20 or 100% financing scenario costs a little more in discount points than a traditional structure, but it’s only to the costs and not the rate. The biggest hurdles you’ll need to clear are 1) making two housing payments and 2) getting loan approval with two housing payments. Here’s how you do both: When you pull the money from your existing house, reserve enough to cover up to 12 months mortgage payments for the “old” house while it is on the market. That way you don’t have to come out of pocket for the payment. Gee, that was easy! Hurdle 1 cleared! Since most loans are approved through a computer these days, you’ll need a mortgage broker who knows how to use the automated approval computer systems that FNMA and other agencies and lenders use. This is very prevalent, especially with clients who have strong credit and assets after closing…like a 401K. This is your window for approval. Now, you know you’ll not be spending 60% of your income on debt, because you put the money aside in Step 1 to cover the “old” house payment, but the computer doesn’t know that or care. If done right, you’ll get the approval even with very high debt ratios. Note: Beware! Don’t let an unscrupulous mortgage broker get you to commit mortgage fraud just so you can buy before you sell. Stick with our plan. If you get approved fine. If you don’t, live with it. One way they’d break the rules to get you approved is to “doctor up” a lease agreement on your “old” home to offset the payment and show the computer a lower debt ratio. Don’t do it…it’s a Federal crime! Today Mother’s Day or Mothering Sunday is celebrated all over the world. For florists and card shops the event is one of the highlights of the year, but the roots of Mother’s Day are not commercial. Motherhood has been celebrated since ancient times. The ancient Greeks paid homage to Rhea, the Mother of Gods; and there are records of the ancient Romans worshiping a mother Goddess known as Cybele as early as 260 BC. Festivals took place in the spring which was the most fertile time of the year. The more modern way of honoring mothers began in England in the 1600s where Mothering Sunday was observed on the fourth Sunday of Lent. This day is also known as ‘Refreshment Sunday’, the only day when you are allowed to eat or do whatever you have given up for Lent. Not surprisingly, families came together and took the opportunity to party with a big meal at which mother was treated as the guest of honor. Traditionally, mothers were given posies of flowers and a cake. The term ‘Mothering Sunday’ is now falling into disuse and has mostly been replaced by ‘Mother’s Day’, which is used the world over. In the USA there were several attempts to introduce a Mother’s Day as a way to celebrate peace and heal the scars of war. Julia Ward, who wrote the words to the Battle Hymn of the Republic, suggested the idea in 1872. But the idea didn’t really take off until Anna Jarvis campaigned for the establishment of a Mother’s Day to commemorate her own mother who died in 1905. Ward’s mother herself had tried to establish a similar holiday, Mother’s Friendship Day, to heal the pain of the Civil War. The first Mother’s Day in the USA was held in 1907 when Julia Ward held a ceremony to honor her mother. She then successfully campaigned for a formal holiday to honor mothers and by 1911 most states had taken up the idea. This was followed in 1914 by a declaration by President Woodrow Wilson that Mother’s Day should be celebrated as a national holiday on the second Sunday in May. The idea quickly spread to Canada and Mexico and many more countries throughout the world. The commercialization of Mother’s Day quickly followed, much to the disgust of Anna Jarvis who was arrested in 1923 at a Mother’s Day festival for trying to stop women selling flowers. Ironically Anna Jarvis campaigned for many years against the commercialization of Mother’s Day, the day she had worked so hard to establish. Maintaining a Compost Heap Many people who maintain gardens have a large amount of organic waste, from grass clippings to leaves and dead plants. Unfortunately, many waste money and time having these wastes transported to a landfill. It isn’t just a waste of good compost; it’s a waste of everything that goes into the process of transporting it (the garbage man’s time, the money you pay for the removal, etc). It is truly a travesty. All this garbage that people are trying to get rid of can be a better supplement for your garden than any fertilizer or chemical. If you properly facilitate the decomposition of all of the garbage, it will alter chemically until it is in such a state that it can be nothing but beneficial nutrition for other plants. Therefore you can turn all the stuff you would have thrown away into top grade fertilizer for your garden. Usually compost is maintained in a pile somewhere in your backyard. Usually the thought of a compost heap brings disturbing images to ones mind; heaps of rotten garbage emitting a horrid odor. However, if you maintain it correctly you’ll be able to produce great compost without producing an offensive odor. When I first began my compost pile in an effort to improve environmental health, I made several major errors. These included preventing the pile from the oxygen it truly needed, and keeping it to dry. It ended up decomposing in a very non-beneficial way, and producing an odor so foul that I had government agents knocking at my door. When you are choosing your spot where you will be putting all of these materials, you should aim for a higher square footage. Having a really deep pile of compost is not a good idea, because generally the deeper sections won’t be exposed to anything that is required for the process to work. It is better to spread it all out over a large area. If you have a shed or a tool shack of some sort, it is a possibility to spread it over the roof (with boards to keep it from falling off, of course). I have seen this done several times, and it helps keep the pile out of the way while still maintaining a large square footage. A compost heap can consist of any organic garbage from your yard, garden or kitchen. This includes leaves, grass, any leftover food that won’t be eaten, or newspaper (no more than a fifth of your pile should consist of newspaper, due to it having a harder time composting with the rest of the materials). Usually if you have a barrel devoted to storing all of these things, it will fill up within several weeks. It is quite easy to obtain compost, but the hard part truly comes in getting it to compost. After you have begun to get a large assortment of materials in your compost heap, you should moisten the whole pile. This encourages the process of composting. Also chop every element of the pile into the smallest pieces possible. As the materials start to compress and meld together as they decompose, frequently head outside and aerate the pile. You can use a shovel to mix it all up, or an aeration tool to poke dozens of tiny holes into it. Doing this will increase the oxygen flow to each part of the pile, and oxygen is required for any decomposition to take place. If maintaining a compost pile sounds like something that would interest you, start considering the different placement options. The hardest part about maintaining a pile is choosing a spot that provides enough square footage without intruding on the rest of your yard or garden. While usually you can prevent the horrible odors that most people associate with compost heaps, it’s still not a pleasant thing to have to look at whenever you go for a walk in your garden. I'm here to tell you that engineering is not only NOT required to start a successful business, it could actually hurt your chances! And this is coming from someone who has their degree in engineering! 1. Engineers are preoccupied with what is possible and what isn't. Entrepreneurs don't care what others consider possible, and frequently attempt the impossible. 2. Engineers are focused on the present. They have a problem in front of them and they solve it. Entrepreneurs are focused on the future. They see the problem in front of them as a minor distraction on the way toward a larger goal. 3. Engineers feel that if they can make the best product, the company will be successful. Entrepreneurs realize that it is often the company with the best marketing and financial statements that wins, not necessarily the best product (sad but true). I've never seen an official study done, but historically speaking, pure engineers who start companies don't do too well.
